How close to the area to clean does it have to be?

They claim 400 sq ft area. That's a big area, 20' X 20', and I have doubts about that having used germicidal U/V lights at the plant where I worked for 45 yrs. And, you can only get kill 'line-of-sight'. Problem is, you don't know when the bulb's output at 254 nm gets weak. They have to be changed out according to mfg's recommendations. The only way to really be sure it's working is to swab an area you know had active growth. I use them for stain removal w/ H2O2. You're no doubt using them for disinfection. I would not buy the ones that produce ozone.

will it stay on always also? or only timer? replacement bulb available?

Yes. As long as the light is plugged in, the light will stay lit. I have mine plugged into a smart plug for which I created an Alexa routine to turn the light on and off at pre-set times.

Does the room need to be dark? No sun light?

Not from my experience. However I will state one thing. It says ozone free. I can't check mine bc no meter but it highly irritates my eyes if I don't let the room air out for a few after using it. So may want to check that
