I looked at a lot of different canopies to replace my old one. Most of them were too big for my frame, but I found this one and it fit. Perfect I love it.

Unfortunately the replacement didn't fit I ordered the exact size that I needed but what they sent didn't fit.

Not true to size . You will need to size up for a 10x12

This is a very well-made canopy. It is made from the rip stop material and is actually really really durable. The water beads off it when it rains as well. It is super snug to put on a 10 x 12 frame and you will need to use the included hook to get that last corner on, the only thing I do not like is the little canvas for the top of the roof is super baggy. So rain can tend to collect on it instead of being tight enough for the rain to roll off. It fades FAST. After 1 month the vivid red is almost white. No lie! Other than that, this is absolutely worth it. And do not worry about the grommets in the canvas. They are so far near the end of the canopy that has not affected mine at all, and I have never had rain in those grommets

Apparently, none of these canopies and canopy replacements are standard size. This one happens to be the right size for my canopy roof, but not the top tier. Mine is square and this one is rectanglular, but it's the closest one I could find in blue. And admittedly, it is in full sun all day, but after less than two months, it has already faded significantly. Also, even with the tool provided it was extremely difficult to stretch the final corner to complete the installation--it took two strong hombres to get it done!
