Bioesque Protect 90, Bacteriostatic, Fungistatic, Algaestatic Formula, Effective Against Mold, Mildew, Algae, & Odor Causing Bacteria, 32 Fluid Ounce (Pack of 1)

I bought this because of after a flash flood in the desert at my home, the entire house quickly started smelling like mold. Apparently there was some dormant mold under the slab and because of poor engineering (or aging and the house sinking) the water ran towards the house and was probably soaking under the house in the sand. I took a gallon each of this stuff and poured one gallon on each side of the house right up against the house and let it soak into the sand. Within 24 hours the mold smell completely went away. An added bonus is that this place also sometimes had a residual odor of rat droppings (probably because rats had made holes in the ground beneath the house). And all of that smell went away too. FYI after it rained a few more times there was a little bit of mold smell that came back and I did have to do another treatment. I don't know if I could necessarily fault this product for that because I wasn't able to directly pour the stuff on the mold itself and I have no idea how far under the house it got when I poured it around the house. The next time it rains really badly I might pour some while it's raining so that the water of the rain can help pull it further under the house and I'll see what happens. I also appreciate that this product is completely unscented, because there are too many products out there that have artificial fragrances in them, and this one doesn't have any fragrances at all. It just has what's needed to do the job and not cover up odors with perfume. In short, I highly recommend this if you have a mold issue or odors from bacterial sources.

Far be it from me to critique household products — LOL — but this stuff deserves a standing ovation. We had an unknown A/C leak for months that slowly saturated our daughter’s bedroom. Eventually, the carpet in the corner started turning into a moldy, mildewy science experiment. Not ideal. Enter Bioesque Protect 90. I’m not even kidding… this stuff blew it away. Totally eradicated it. No drama, no lingering smell, no “maybe it’s gone?” guessing game. Just gone. It handled the problem so fast and so completely that I had to double‑check the spot to make sure I wasn’t imagining things. If you’re dealing with mold, mildew, or anything trying to set up a tiny unwanted ecosystem in your home, this product means business. Five stars, zero hesitation.

so i discovered a water connection leaking inside my wall from a half bath i built, the leak was running for a few years, crazy. after tearing up the floor and seeing the mold spread,i knew i had to find a mold destroyer. i found this and tried it. soaked everywhere i could see mold and not see it, but i then keep smelling mold in my basement, i then discovered mold under the rim joist and floor boards not in eye sight, so i saturated all that area with this product after using a heat gun on the mold. my basement is now mold free. BP90 did it's thing.

Works very well. No odor and especially effective on mold in our shower.

I am pretty sure the product in my bottle is just water. It has no smell and does NOTHING to clean or remove any stain of any kind. I would retit but the pump didn’t work so I put into another bottle. WASTE of money!!!!!

I’m not really sure what to think about this product. It almost seems to be like water and the spray bottle was a catastrophe. The spray bottle broke. It’s a cheap crap sprayer. You might wanna go buy a different spray bottle and put it in it. I really can’t say too much about this. I think I paid too much.

Does a fantastic job at keeping mold at bay. I have mold living in my walls; I first spray with 20% vinegar and let sit for at least an hour. Wipe down and then spray this stuff on. You just have to do touch ups every so often.

Used this cleaner all around my water feature, hot tub and cold plunge area. It also took up some really tough algae stains that we had on our hard surface stone areas in the back yard. Another Bioesque product that smells good as well! Super effective!
