how much area is covered by 5 ltrs

It depends much your wall soaks it up. Makers suggest: "3-8 m² per litre dependent on porosity of surface". I bought 5l. And have half a tin left over. It worked well for me. I now have a dry wall!

The title states 5litres but the technical details state 20litres, which is true?

It is 5 litres. It was ample to apply 2 thick coats to the dressed limestone at the front of my house.
