Makes for a beautiful look
Let me start by saying, we absolutely love the way this product looks- it seems to be very durable and gives that nice "wet" look- like others, when we have had friends over, they asked if the tile was safe to walk on! We were a little concerned with how slippery the finish would be underfoot, but it is absolutely not a concern. Easy to clean, and made the grout look like the company said it should from the start (It lightened up several shades after it initially dried). Makes cleaning the grout a snap as well- much, much better than a standalone grout sealer when I've used in the past. There is a learning curve for application- you'll need to plan out your time carefully, especially if it's getting applied in an area like a kitchen and main room like we did, as it takes 12 hours+ to cure. That time is absolutely impacted by temperature, so if you have your furnace set to go down lower than that in the winter overnight, you could wake up to the floors still being tacky in the morning like we did. Fortunately it wasn't a bit deal and walking on it didn't leave permanent marks. Make sure you have really good lighting when you apply it- which can be a challenge at night if you're trying to do it before bed- our initial pass had a few spots that we missed- and be meticulous about things like dog hair- we vaccumed and mopped, but still have a few floaters that wound up here and there- we're the only ones that notice, but still. If you do have spots you missed, be sure to sand the whole tile when you are re-applying- turns out far better. We tried the 400 grit at first that the seller recommended when I called him, but it didn't make much of a dent. Did some reading on their website and saw that 150 grit would work as well, and found that to be a much faster and better solution- makes it look hazy obviously, but when you apply the new coat it shines right back up. We'd absolutely do it again- really, really good product. Hopefully it holds up for years to come.

This sealer is awesome!!! Made my new tile look even more beautiful!! Goes on milky then dries clear looks perfectโฆ I used 4 inch roller. Easier to get into the grout lines. I highly recommend this product!! if you have leftover do not pour it back in the bottle and seal it! it started to expand luckily I noticedโฆ.!!!

This is a really great product
I normally dont write reviews but I have used so many sealers/protectants over the years that have simply just failed that I had to write about this product. This product is the real deal. I have used two part epoxies, many different sealers and protectants, varnishes......all claiming that if you apply their product to a white surface that it will not yellow over time at all. In every case that has been false and some yellowing has occurred. We put this product over some tile we painted white in a very high traffic area in 2019 and it is still holding up without any issues. We steam mop it regularly and still no issues. It has no yellow'ed AT ALL - which is amazing cause this is the first product Ive used in this way that actually didn't screw up a white finish. Plus, we only put on ONE coat. I have nothing but nice things to say about this product. Im going to be using this product again for another project coming up I have regarding the use of white paint.

Terrible Product!!!! Donโt buy it!!!
This product is terrible. Do not buy it! First, there are no instructions on the bottle, which is unacceptable for a product like this. The bottle is also extremely small, and the QR code that is supposed to provide instructions doesnโt even work. The biggest problem is that once you mix the two solutions, the product becomes completely unusable the next day because it hardens in the container. There is no warning about this on the packaging. To make matters worse, after applying the sealer, the tile surface remained sticky, which is the exact opposite of what I expected. Overall, this was a complete waste of money and a very frustrating experience. I wish the manufacturer would provide clear instructions and improve the quality of the product!! I want my money back.

Converted skeptic
I bought this with little faith that it would hold up to the foot and pet traffic as this was for the kitchen and dining area and we are NOT gentle with our flooring. We have ceramic tile and had tried the Behr wet look coating before. Yeah, that didnโt hold up well at all. One pet accident and it was over. So I didnโt have high expectations for this product. I applied it to the dinning room only to save myself the trouble of having to take it all up if it sucked. Well, let me tell you what. This stuff WORKS. My tile now have that beautiful wet look to it permanently. It was extremely anxiety inducing stepping on it after the recommend drying time cause it looked wet. (Yes I know that the whole purpose but still..) Then I was afraid to Moo it or use the bissel wet vac cause itโs a little streaky on tile flooring but it got to the point where I had to. And yes the Bissell was a little streaky but I suppose our socks polished off those streaks and itโs back to its glorious shine. Only thing my grout was a light brown, sandy colored and after the application it looks a little orange-y. My husband says Iโm nuts, that it just looks darker brown but I know for a fact women can pick up more color nuances than men so there is definitely an orange hue there, to my eyes at least. Itโs not a deal breaker, still looks geat . Now Iโm actually going to do the entire house. I suggest you get knee pads because my knees were not happy the best day.

Quite looking for a product- this stuff is amazing!
This is a great product. Can't really say enough. We laid a hardwood-look style tile. The tile was glazed porcelain. We used a product from a big-box retailer which immediately started peeling. After having the sealant professionally removed ($400 charge- not happy), I found the Glazeguard product online. After doing our due diligence and researching the product, we decided to try the quart size in a small room attached to a larger 500sq foot room. The quart was exactly what we were looking for in a sealant. We waited a couple days and purchased the gallon size product and covered our larger room. The product provides a very shinny wet look, which is what we were looking for in a sealant on our wood-look tiles. Immediately after use, my wife & I thought we may have preferred the satin vs the gloss product. This feeling faded as people started commenting on the flooring. It also helped after we moved furniture and rugs back into the area. It's not so overwhelming looking at a very large room after furniture is back in place. The product is very easy to apply. Just follow the directions.

Great product
Great product. Made grout and tile look like new. Very easy to use and cleanup was a cinch. Takes more than stated 12 hrs to dry but otherwise great product

Great look on tile and seals great too
Although this is a three part mixture, the directions are clear and to the point. The sealer has a great glossy (I purchased the gloss version) look. I don't know how long it will last but so far (three weeks), the cleans easily and the sheen has held up well. I was able to do about 180 sq. ft. with a cup and a half.

preparation is important
if you prep the tile, i used it on a porcelin tile, the results are amazing. I had laid a wood grain porcelin tile in black. It always looks dirty, because there was very little shine to the tile. When it was wet, omg!! it looked pheminenal. Bought this product after seeing it on you tube, I was a bit skeptical, i tried it out on a piece of the flooring that i cut down for a border. The results convinced me that this was what i was looking for. My only negative is that it scuffs easily. I put down cardboard on the floor to protect it while i re-installed my stove. I thought that since the fridge had wheels, i shouldnt have a problem.. When i turned the fridge into the space, it left some scuff marks. Going to try and re-apply some of the glaze and see if it will cover.

Really Great Gloss finish
Purchased a few times now Fairly easy to apply allow sufficient drying time Preparation is essential remove all dust dirt debris and previous sealant etc as this prevents peeling or poor finish Used this before , then after trying another brand realised how good the finish was with this product 4 stars as this can peel ,prep and care are key here however compared to others which didnโt last or protect the floor for very long or give a good finish . Wash with fairy liquid and water not floor cleaner or any other products this prevents peeling also Overall the best I found Not many sealers can be used on ceramic / porcelain tiles and this is the only one that works

Junk! Totally ruined my tiles!! Peeled all over.
Product peeled on tile and made a total mess of the job. Two kinds of tile.
