I completed this book in a day, and this is not to say that the book has very little in-depth content, on the contrary, this book is easy to read and yet still has the detail and depth that you would expect in this field, and it will definitely help you on your journey towards property rental, sale, or build to rent.Lloyd and Andi are a dynamic twosome with a great team and a breath of experience that is always evolving, they are open fun and share for the most everything they know about their strategy, when I say for the most one can only put so much in to a book of this calibre, as it is prudent to assume further training would be needed and after all if you are not interested in in vesting in your education why should others invest in you. Moreover, if you are just getting started I would recommend this book as an enlightened introduction to what can be a traitorous environment, adding to this if you are already experienced there are funding strategies that will lift your mind and give you alternative possibilities to fund your projects.And finally, the path has been not only pointed out for you, they have laid the foundations and painted them grey for you, one just has to act.

Every Property Developers Companion
A fine book, with something for everyone. There’s humour from Lloyds entrepreneurial wiggles to an old lady taking both Lloyd and Andi for £1000. Lloyds "why" is compelling and he shares his humble beginnings as well as the back to back tragedies. He’s honest and open about how he got into property and shares his journey highlighting the highs as well as the lows. A sizable portion of the book is dedicated to the nuts and bolts of property development, including topics like: construction methods; land valuation; tax\vat considerations; power team and planning. The latter part of the book takes you through the entire cycle from the 10 steps to finding land, to multiple exits. It concludes with some success stories from their mentees, which are an inspiration to us all. Lloyds's book is going to be my equivalent of Andi's B&Q How to Do It book!

Would be Developers - Must Read !
I bought five of these - one for myself of course and four to pass to frirends and family if I thought it worth while.Having read the book I have forwarded two and have the other two copies earmarked for friends.By the way - though I have met with Lloyd and Andi - this review is totally independent.Excellent easy read with tons of information.What did I come away from the reading the book with -Is it easy to develop - noIs it possible - very much yesLloyd and Andi have obviously worked really hard to get to where they are now and have shown real financial b***s in achieving what they have.They are very approachable and have highlighted the experience of some really good friends of mine in the book.The contents are genuine - I have visited one of their developments whilst it was being constructed.Whatever your interest in property I would recommend that you get a copy and read it as you will get to the answer of the questions -Can I and do I want to property develop a lot quicker than without it.

Good read
I enjoyed it, good book, read it in 2 days. Fairly basic (as the author aimed it to be, for a beginner), but there are a few good nuggets of information there as well even for those of us with experience. I was impressed the author also mentioned recessions/crashes which is an important factor in development - funding can dry up to complete projects and may well do when the next recession hits. If you're interested in property development this should be one on your list, but be wary of expensive mentoring schemes and do your due diligence on anyone you work with.

Insightful helpful book
A lot of information in this book is given freely unlike other property books I have read where you then have to go on a course to learn the basics. All the information to get you started and more are given here generously along with the author's own contacts of various suppliers and trade organisations. This book is just as applicable to someone new to the industry as it is to those who may have done HMO's and rentals but looking to widen their property development skills and knowledge.

A brilliant book that’s really well written providing an honest account of how to get started in property development. The author has provided loads of examples from his own journey of successes, lessons learned and challenges faced.The book is full of really good quality content and without any fluff/filler. It provides a holistic view of what it takes to get started in property development.Importantly it also covers the mindset elements - which are often the biggest challenges in property development for many.Highly recommend this book!

A truly excellent book with plenty of usable content.
A truly excellent book, with a lot of valuable information on how to get started in property development. It covers not only many aspects of property development but also the all important aspects of mindset and what you are trying to achieve. I found the timelines of 'what' and 'when' for Andi's and Lloyd's achievements very helpful. The information around building sustainable cashflow was a 'Eureka!' moment, as were the case studies around structuring the development in the right way financially to ensure that all the profit isn't taken away. It is a book I will return to frequently for ongoing reference. A great first book Lloyd, congratulations.

Fantastic book for procrastinators
This is one of the best books I have read in a long time. Loads of experience and advice and minimal sales pitch. So much resonates and correlates with my own path and obstacles. If any property related training or information input makes me go for it it’ll be this book.

The real deal
Thanks Lloyd and Andi for sharing your journey in this book and helping inspire and educate me on my own journey. Started my own companies and currently have interests in properties with GDV over £3M and just getting started at 61 in this wonderful business

Absolutely worth it
This is a really great book for anyone wants to look into real estate investment from a different angle. The book covers real estate development with in-depth coverage of real-life examples from the UK. Highly recommended.
